Booking Fees and Cancellation
Policies
CANCELLATION POLICY
The Guest agrees to the following CANCELLATION POLICY: 1 night deposit plus booking fee with the final balance DUE 30 days prior to arrival. Cancellations made within 91 days or more are subject to a full refund minus a $ 35.00 cancellation fee. Cancellations within 90 days prior to arrival are subject to full forfeiture of payment. For this reason we recommend you purchase CSA Travel Protection. We offer the CSA insurance at the time of booking, if you choose to opt out you may purchase it up until you final balance is paid. There are no refunds for early departures. MasterCard, Visa and Checks are accepted; A valid credit card is required if paying in cash. Rates are subject to change without notice. Rates quoted do not include the applicable lodging tax.
DAMAGE PROTECTION PLAN
Starkey Property Management requires participation in the Damage Protection Plan. In this program you protected for accidental Property Damage up to $1500.00 dollars. This covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The plan will pay a maximum benefit of $1,500. Any damages that exceed $1,500 will be charged to the credit card on file.
PROCESSING FEE
Starkey Property Management will add a $ 35.00 non refundable processing fee plus tax to all reservations. The fee is payable in full at the time of the deposit.
EXIT CLEANING
Starkey Property Management requires and exit cleaning fee plus tax for all on it's units. The cleaning cost is base on the maximum occupancy of the rental and will be included in the final payment.
WINTER TEXANS
1) Advance Deposits will be required at time of booking. A $600.00 deposit must be paid by Check or Cash and a credit card will be required for the remaining balance. No reservation will be confirmed with out a credit card.
2)The remaining balance of your first months rent will be due and charged to your credit card *60 Days* prior to your arrival date.
3)Monthly reservations must start on the 1st of the month to receive the monthly winter rate. As long as your reservation starts on the 1st, you may arrive anytime after. (Your reservation starts from the 1st of the month not on the day of your arrival.) Additional days added to full months will no longer be pro-rated, low season nightly rates will apply. Starkey Properties suggests booking 30,60,90 day reservations.
4)The month of March is not included in the Winter Monthly rate. Winter monthly rates are available November through February.
5)At the time of booking you will be entering into a contractual agreement for the full amount of your stay. Our cancellation policy states that your reservation must be canceled 90+ days prior to your date of arrival.
PETS
Guest understands that pets are allowed in ONLY pet friendly properties. Violators will be asked to leave with no refund, and will be charged a $500.00 clean up fee. We will allow one pet no larger than 25 lbs. unless otherwise stated in the property description. You are instructed that the pet must be on a leash when outside or at the beach. If an unauthorized pet in found in any unit you will be asked to leave without refund.
